RERA Details

29. Is Brigade WTC Devanahalli registered under Karnataka RERA?

As of October 2026, the project is in the pre-launch stage and RERA registration is going on with the Karnataka Real Estate Regulatory Authority (K-RERA). The official RERA number will be shared before sales officially start.

30. Will the entire 75-acre township have a single RERA number?

No. For very big townships, RERA gives a separate registration number for each phase or group of towers. Each phase will have its own bank account and its own completion date.

31. How can I verify the RERA status online once approved?

Go to the official Karnataka RERA website (rera.karnataka.gov.in), click on "Registered Projects," and search for "Brigade WTC" or the builder name "Brigade Enterprises Limited."

32. Can the builder legally sign a Sale Agreement before RERA approval?

No. Under RERA rules, a builder cannot sign a Sale Agreement or take more than 10% of the flat's cost until the RERA number is officially given. Pre-launch EOI bookings are only for priority selection and can be canceled anytime.

33. How does RERA protect my money in this project?

RERA rules say that 70% of the money collected from buyers must be kept in a special, locked bank account. The builder can only use this money for building this exact project, after engineers and accountants check the work progress.

34. What happens under RERA if possession is delayed beyond the committed date?

If the builder delays your home past the date written in the RERA Sale Agreement, you can either cancel the booking and get a full refund with interest, or stay in the project and get monthly interest from the builder for every month of delay.

Legal Documents

35. What is the nature of the land title for KIADB Aerospace Park properties?

Land inside KIADB parks is given by the Government of Karnataka, which means the ownership is clear and free from legal fights. For homes built on KIADB land, your lawyer should check if the land is given on direct sale (freehold) or a lease-cum-sale that turns into full ownership once the project is completed.

36. Which authority approves the Master Plan and Building Sanctions?

Because the land is inside the KIADB aerospace zone in Devanahalli, the building plans and layout are approved by KIADB and BIAAPA (Bangalore International Airport Area Planning Authority).

37. Is an Airport Authority of India (AAI) Height NOC required?

Yes. Since the project has tall towers of 27 to 30+ floors and is close to the airport, a No Objection Certificate (NOC) from the Airports Authority of India (AAI) for the building height is a must-have legal paper.

38. What environmental and civic NOCs should a buyer verify?

Before signing the Sale Agreement, your lawyer should check these approvals:

  • Environmental Clearance (EC) from the state environment board.
  • Approval from the Karnataka State Pollution Control Board (KSPCB).
  • Fire Safety NOC for tall buildings from the Fire Department.
  • BESCOM (electricity) and water supply approvals.
39. Is the project approved by major banks for home loans?

Because Brigade Group is a trusted builder and KIADB land has clean government papers, top banks like SBI, HDFC, ICICI Bank, Axis Bank, and LIC Housing Finance quickly approve home loans for the project once RERA is out.

40. What is the complete checklist of legal documents a buyer receives from booking to possession?

Make sure you check and collect these papers from the time you book until you get your keys:

  1. At Booking: RERA Certificate, Land Title Papers, KIADB Allotment Letter, Encumbrance Certificate (EC), and Approved Building Plan.
  2. At Buying: Official Allotment Letter, RERA Sale Agreement, and Payment Receipts.
  3. At Handover (Keys): Occupancy Certificate (OC), Registered Sale Deed, Khata Certificate, and Car Parking Letter.
